Evans Head
New South Wales

This property is unique even in an area known for its natural beauty, and needs to be seen to be appreciated.
The property is located on the far north coast of NSW, a short twenty minute drive from the beaches of Evans Head, a thirty minute drive from the conveniences of the city of Lismore and a mere forty-five minutes from the Byron Bay-Ballina airport and an hour and a half to Coolangatta-Gold Coast International Airport. This time will be further reduced with the finalization of the four lane highway from Tweed Heads to Byron Bay. The property fronts the south arm of the Richmond River and indeed has over six kilometers of river front.
The property comprises of four hundred acres divided into four separate titles, each title with river front, flats and hill. As can be seen by the accompanying survey and title certificates the property is made up of three hundred and sixty acres free hold land and approximately forty acres of ungazetted road reserves and a closed road. One hundred acres is a high quality t-tree plantation with professional irrigation and drainage systems. There are also eight, half-acre fish farm ponds. The present owners hold fish farming licenses for silver perch, golden perch, and catfish. There are numerous stock watering dams that also hold fish.
The river which forms the lower boundary of the property is also abundant in many species of sports fish including Australian bass, and indeed members of the Australian Bass Association have been coming down from Brisbane on an annual camping trip for the past fifteen years. The abundance of pure fresh water makes this property a haven for wildlife. The property on the eastern boundary has been purchased by National Parks and Wildlife and converted into a nature reserve. So privacy is assured.
Prior to planting t-tree the owners operated a successful Poll Hereford stud and were winners at the North Coast National and many other local shows. As a result the property also boasts a set of cattle yards equipped with a high-quality immobiliser (crush).
There are several large stands of millable hardwood timber consisting mostly of Blackbutt, but also with some Ironbark and Tallowood.
The hundred acre t-tree plantation is presently leased to an adjoining
plantation and has a guaranteed income for the next six years with a five year option on the lease. There is also an irrigation license attached to the property.
Residence:
The house is a two storey, four bedrooms, three bathrooms, two kitchens and surrounded by a large timber deck. Attached to the house is a large three car carport and storage. There is a large twelve metre by six metre Colourbond shed in the house yard. The property has it’s own power system consisting of a huge solar array and a back-up 12.5 kva diesel powered generator. This system provides enough power for four normal suburban houses. There are also three concrete rainwater tanks, each of twenty thousand litre capacity.

The main attractions of this property are:
- The adjoining river with fresh water unaffected even in times of extreme drought, and yet only a short drive to pristine coastal beaches, the abundance of native flora and fauna, with perhaps the most diverse array of bird life in any one location.
- It’s proximity to the major city of Lismore with it’s University, schools and two large hospitals and the fact that it is a mere one and a half hour drive to the Gold Coast airport and now indeed with the completion of the Brisbane/Gold Coast freeway and the impending completion of the Gold Coast/Byron Bay freeway it is a short trip to one of Australia’s major cities.
- The diverse number of uses to which this property lends itself, even,
perhaps, eco-tourism, etc. is only limited by the imagination of the future owners.
- The leasing arrangement with T-Tree Holdings gives the property a guaranteed income which is affected by the CPI increases annually for the next six years with an option of a further five years.
- Although the property is bounded by one of Australia’s largest river systems, only fifty acres of the four hundred acres is affected by flood.
